The completion of Brigadoon Town Homes in the mid-1990s marked the reemergence of the commercial condominium and townhome development in Austin, TX. Now for 30 years, SDC has been developing condominiums, townhomes, and single-family in-fil projects  throughout Austin. 

Located in northwest Austin, Brigadoon covers a 6.5-acre plot situated half a mile from MOPAC, nestled between Duval Road and Parmer Lane. Initially undertaken by a local builder, the economic challenges of the mid-1980s resulted in the project's foreclosure and eventual sale by the RTC. By the time Jay Symcox and his associates took over in 1994, 12 units were already tenanted, and preparations were made for 52 more, yet no further development or maintenance had been carried out.

As Symcox embarked on creating condominium documents, Texas was just introducing its Uniform Condominium Act. Given the absence of similar developments for nearly ten years, expertise was scarce among lawyers and lenders. However, Symcox successfully collaborated with one of the act’s drafters for essential, up-to-date legal documents and received crucial support from a skilled mortgage lender, facilitating Fannie Mae and FHA approvals.

The partnership revitalized the project through an acquisition and rehab loan, adhering to the original architectural and site plans. This strategic investment allowed not only for the renovation and sale of the initial 12 units but also funded the development of the additional 52 units through the recovered property equity. This comprehensive endeavor reached completion and full marketability within two years, illustrating a successful venture into a then-unexplored housing sector.
