Symcox Development Company operates as the general partner of a Limited Partnership established to purchase, market, and develop a commercial site spanning one acre at 2300 South Lamar Boulevard in Austin. Jay Symcox spearheaded the initiative to exploit this retail development opportunity, identifying the potential for excellent property value and a rising demand for additional retail and commercial space along this bustling corridor.

During the evolution of 2300 South Lamar, the business corridor was relatively undeveloped and largely overlooked. Understanding this, Symcox also realized that while the market wasn't ready for premium commercial development yet, it would be eventually. He thus conceived a commercially viable flex building, offering retail storefronts at key visible spots and accommodating small business service center bays in less exposed areas.

 

With thoughtful selection of cost-effective yet appealing exterior materials, he fashioned the structure to withstand the test of time, creating a building successful in its era of low rents, but adaptable for future improvements catering to market shifts. His site planning amplified the property's buildable area to 14,500 square feet—almost doubling the original development plans. 2300 South Lamar was accomplished in 1999 and has maintained nearly full occupancies throughout its operational life.

By 2009, the South Lamar Corridor had witnessed profound growth. Acknowledging this shift, Symcox enlisted Michael HSU, an innovative architect renowned for his breakthrough designs in urban redevelopment. HSU was tasked with modernizing the building architecturally and enhancing its curb appeal, street visibility, and functionality for elevated retail uses. The result: an exceptional design solution that achieved all objectives. By summer 2010, SDC finished the renovation and re-tenanting of the center. Despite renovation costs under $20 per square foot, rents rose by over 35% between 2009 to 2011.
